Here’s What We Know About the New Hotel Replacing the Cal Neva at Lake Tahoe

The Cal Neva Lodge turns 100 this year, and after spending the better part of the last decade sitting empty, the legendary Crystal Bay property finally has a future worth talking about.
The historic hotel on the California-Nevada border is being transformed into Lake Tahoe Proper Resort and Casino, with an opening planned for 2027. The project aims to bring the property back to the level of its mid-century heyday, when Frank Sinatra owned the place, Marilyn Monroe visited and JFK stayed as a guest.
The finished resort will feature 198 guest rooms, suites and private villas, with nearly all of them offering panoramic views of Lake Tahoe. Two lakefront pools, multiple restaurants and bars, a casino and the restored Frank Sinatra Theater are all part of the plan.

The wellness side of the property is getting a massive investment. A 50,000-square-foot wellness center will include a destination spa, hydrotherapy experiences, an indoor pool, state-of-the-art fitness facilities, three padel courts and a standalone pickleball building. Seasonal programming will tie into Tahoe’s outdoor offerings, from skiing and snowshoeing in winter to hiking, boating and mountain biking in summer.
For those willing to pay for exclusivity, the Proper Club will offer a members-only experience with a private indoor-outdoor clubhouse overlooking the lake, a Hi-Fi listening room and private wine cellars built into the hotel’s original tunnels. Members will also get daily access to the wellness amenities and year-round cultural programming.
The Cal Neva passed through multiple ownership groups over the years, each promising a renovation that never materialized. This time appears different. The property has the history, the location and now a developer with a track record in luxury hospitality.
